According to flash estimates from SRX Property, HDB resale prices have stagnated with a 0.2% decline for the year of 2016. This result follows a 0.3% price slip in December 2016, mainly caused by declines for HDB executive and five-room flats. Mature estates fell 1% for 2016, while non-mature estates fell 1.2%.
HDB executive and five-room flats saw their resale prices falling 1% and 0.9% respectively while four-room and three room apartments saw smaller declines at 0.2% and 0.1% respectively.
Compared to the peak in April 2013, HDB resale prices have declined 10.9%.
There is also a falling transaction rate with a 13.9% month-to-month decline for December 2016 at an estimated 1,364 units – a 3.9% decline compared to December 2015.
